3. How long does it take to design a custom home?
- For the general 3,000 square foot home a quick designer can produce a
constructible set
of drawings in 2-3 months provided you know pretty much what you want. The more
complex (not necessarily larger) and more detailed the home, the longer it will take to
coordinate the drawings. It's not unrealistic for this to take 4-6 months.
- Design is also impacted by the reviewing governing authority permitting the plans.
If variances are needed to to height restrictions, building setbacks, hillside or
slope ordinances, this will slow down the design until approvals can be received.
Then it's anyone's guess as to how long it will take. We've seen plans drawn in
three weeks all the way up to two years.
- If a builder is involved from the beginning with the owner and designer, the design
could take less time and perhaps cost the homeowner less money. This is because the
builder knows what the owner wants and what their intent is. Additionally, the
designer does not have to spell out every minute detail on the plans.
- A lot depends on how quickly the homeowner's can make decisions about what they want in
the house. These decisions should be made during design so they can be put on the
plans. However, a lot of times the homeowner is not ready to make those decisions
yet so they get pushed off until later.
